Hamptons has been retained by Corrion Homes on an exclusive basis to provide preliminary planning advice and subsequently assist with the preparation of development applications for a range of residential development projects, from substantial family homes through to dual occupancy developments.
Operating across a number of local government areas, our services include examination of potential sites to establish their development potential; preparation of Statement of Environmental Effects reports, to assess each proposal in terms of the relevant local council requirements; and negotiations with the authorities during the assessment of each application..
While appearing small in scale, such applications often require extensive negotiations due to neighbourhood objections to application on issues such as bulk and scale, view loss, privacy and traffic and parking impacts associated with each proposal

Location: 123 Dolphin Street, Coogee NSW (Randwick City Council).
Hamptons has recently lodged a development application for an existing apartment building at Coogee. The project involves refurbishment of the existing building, including extension of this to accommodate two additional penthouses, but also involves the construction of a new building fronting the secondary street. This additional building will enable an active frontage to be created to what is a retail strip and improve the built form outcomes that are presented to this frontage.
Key issues which form part of the application are bulk and scale of the building, given the extent of existing form on the site, view loss towards the waterway and public open space, and car parking and traffic impacts associated with the proposal. Achieving compliance with BASIX requirements is also a challenging aspect of the proposal, given the reuse of the existing building.
