River Road West, Parramatta - Gateway Process + DA

Client: Emin Pty Ltd &Sonenco Apartments Pty Ltd.

Location: River Road West, Parramatta NSW (Parramatta City Council).

 

Hamptons is currently undertaking a Gateway Rezoning application for the redevelopment of an existing industrial precinct, to create a vibrant riverfront, mixed use development on the foreshore of the Parramatta River.

 

Located approximately 500 metres from Rosehill Racecourse, this project seeks to ensure an efficient balance between urban consolidation and retention of sufficient industrial land for employment purposes in accordance with the Sydney Metropolitan Strategy requirements.

 

The process has involved working extensively with Parramatta City Council to achieve their support for rezoning and has relied on extensive built form modelling outcomes to achieve an approach which sees historical view corridors within this precinct retained and enhanced.

 

The proposal will result in the implementation of a Voluntary Planning Agreement which will see substantial public contribution to the river front with active land uses, upgraded environmental improvements and public spaces that are currently precluded within this area, which is representative of the gateway entrance to the Parramatta CBD

Cammeray Square - Consulting Advice + DA + Project Management

Client: Gorcha Pty Ltd.

Location: 450 Miller Street, Cammeray NSW (North Sydney Council).

 

Hamptons delivered this project through the initial town planning and design development phase, to the completion of the construction and titling.

 

Cammeray Square is a $90million mixed use development, stylized around a central 1,600m2 piazza. It consists of 39, 1, 2 and 3 bedroom luxury apartments over three levels, with an additional 5,000m2 of retail tenancies, including specialty retailers, restaurants and child care facilities.

 

Development consent was achieved in June 2006 through a complex planning process with considerable consultation with North Sydney Council and local residents. Construction commenced in November 2006 with completion reached in September 2008. The project fulfilled an exceptional demand for boutique retail space, and the residential component experienced excellent sales, far exceeding expectations.

Bexley Village - Consulting Advice + DA + NSWLEC.

Client: Namsauh Holdings

Location: Forest Road & Frederick Street, Bexley NSW (Rockdale City Council).

 

Hamptons was successfully involved in obtaining development approval through the NSW Land & Environment Court for the erection of a mixed use retail centre at Forest Road, Bexley. This sought development consent to co-locate small scale retail and commercial tenancies, a 2,820m2 supermarket, a drive through liquor outlet, commercial office space, and ten residential apartments.

 

Hamptons was commissioned to undertake initial planning feasibility advice, including analysis of potential planning opportunities and constraints. The role then involved undertaking the project management aspects of preparing the application, including coordination and liaison with the consultant team, day-to-day management and execution of the project to lodgement and liaison with Rockdale City Council through the assessment process. This was in addition to the principal role of preparing the Statement of Environmental Effects which accompanied this application.

 

Hamptons also successfully represented the client in the Land & Environment Court in terms of statutory planning matters, along with coordinating the appeal process, in conjunction with Gadens Lawyers.

 

The key issues that were dealt with during the process included detailed design aspects, balancing an out-dated, site specific, development control plan, with more recent planning policies and the location of a supermarket on the site that was considered to be out-of-centre to other retail offerings within the locality.

 

The development application was approved by the Court in May 2009.
